Technical description
Property demarcation: For the property demarcation a wall will be built of natural stone and topped with a fence and greenery.
Sewage system: Wastewater and rainwater will be taken away and discharged into the municipal sewage system.
Inventory of the grounds: see facilities.
Foundation and construction: The foundations and building construction will be executed after approval of the Construction and Housing Inspectorate in accordance with the static calculations of the builder.
Floors: The floors of all levels will be executed in reinforced concrete with a thickness of 32 cm. In addition all storeys will be sound insulated (Ytong)
Facades: During the construction period the building contractor will make a decision with regard to the finishing and the colour(s) of the facades of the building.
Walls and siding: The inner and outer walls will be constructed with sound and heat resistant hollow bricks (Porisocompatible). Ceilings and the floors of the upper storeys will consist of reinforced concrete with soundproofing insulation material. The outside walls and the walls separating dwellings will be 20 cm thick. The inner walls will be 13 cm thick.
Roof: The flat roof of the building will be executed in reinforced concrete and will be 32 cm tick. Roof terraces will be tilled with floor tiles.
Outer casings, windows, doors, facades: The outer casings and windows will be of plastic with metal frames on the inside. All outer casings will be provided with integrated screens and rolling shutters (with the exception of the sliding French windows). The windows will be side hung/tilting windows. The windowsills will be of marble. The lounges will be provided with sliding French windows. The apartments will be equipped with steel decorative/ safety doors.
Inner casings and doors: The apartments will be provided with wooden inner casings. The inner doors are of the type American panel doors.
Glazing: The outer casings will be provided with double glazing. Stairs: The stairwell and the stairs will be of reinforced concrete with marble steps.
Wall finishing: All sanitary rooms will be fully tiled. The inside balcony walls will also be fully tiled. The inner walls of the apartments will be whitewashed.

Gutters and rainwater drains: The rainwater drains will be of PVC
Water pipes: The pipes for hot and cold water will be of plastic and installed according to locally applicable regulations.
Hot water supply: Hot water will be generated with the aid of an electric boiler.
Ventilation: The bathrooms and toilets are all provided with an ventilation shaft.
Electrical system: The entire electrical system will be installed in the accordance with the locally applicable regulations (T.S.E.). The individual rooms will be generously equipped with grounded wall outlets and two-way switches. The lounge will be equipped with a CAI and telephone connection. The halls of the houses will be provided with an intercom with a bell and a system for opening the door. Because of the presence of a powerful electricity aggregate you will not even notice if should the power go out. For the reception of foreign television channels there is a community satellite antenna present (excluding decoder and kart)
Elevator: In Sun Paradise there is one building with one elevator and the other building will have two elevators.
Guarantee: The Construction and Housing Inspectorate (Yapi Denetim) is providing a construction guarantee of 10 years.
